Construction work is set to commence shortly on a billion-riyal project that is designed to become a sought-after residential destination in Wadi Hanifah, one of the most attractive spots in the Saudi capital.

The Samaya project is being developed by Cayan Group, a leading property developer in the Middle East, over a triangular-shaped site in the prime area of Erga in northwestern Riyadh.

Spread over an area of 1 million sq m and rising some 70 m above the wadi, it offers investors an opportunity to own a piece of land or build a home over an area that offers striking views of Riyadh.

This strategic residential suburb, masterplanned by Atkins, is located close to the Diplomatic Quarter, and boasts vital facilities and top-quality infrastructure designed to the highest engineering and urban planning standards. Designed by Consolidated Consultants Group, Samaya project received the Best Mixed Used Project Award for 2013 by International Property Awards Arabia.

Samaya will comprise residential and commercial units, retail areas, schools, nurseries, mosques, sports clubs, parks, green spaces, water fountains, farms, pedestrian paths, jogging and cycling tracks, as well as many other entertainment facilities.

Construction work will include comprehensive infrastructure services including water and electricity connections and other major facilities. It will be developed in Wadi Hanifa, one of the longest open parks in Erga, spread over 80 km. Erga is a one of the most luxurious areas, featuring breathtaking mountains, planes, and amazing parks.

The project has two main entrances, one from Wadi Hanifa and the other from Al Mahdiah area, with the West Ring Road on its eastern boundary, in addition to the access through King Abdullah Road. Access within the development is facilitated by a main 40-m-wide boulevard and eight inside streets ranging from 12 to 20 m wide. Samaya consists of 113 plots, divided into 106 residential and seven commercial plots, with plot areas varying from 1,700 to 6,000 sq m. Some 40 per cent of the project has been earmarked for landscape and public facilities.

Cayan Group says it has obtained all official permits required to proceed with the project, including the off-plan permit from the Saudi Ministry of Commerce and Industry. Further, off-plan residential land plots have been reserved for Cayan’s VIP clients at this initial stage.

“Samaya addresses market needs for high-end residential compounds that offer integrated services for the residents of Riyadh,” says Ahmed Alhatti, chairman of Cayan Group. “Such prominent developments support the Saudi economy and drive property investment across the kingdom.”

The project is among two developments currently being spearheaded by the Cayan Group, which is headquartered in Saudi Arabia.

Also under construction in Riyadh on King Fahad Road is its CMC project, a sophisticated real estate development that epitomises a distinct, multi-use integrated commercial complex. It boasts modern and high-end business facilities and services including luxury offices, a swimming pool and high-tech fitness centre, in addition to a multipurpose hall and a cafe with a terrace overlooking the city.

The 57-m-high CMC tower offers a highly advanced technological infrastructure, elegant offices and state-of-the-art business facilities. It offers a total built-up area of 17,000 sq m, encompassing retail shops and 15 floors, each with an area of 830 sq m. These levels include two underground car-parking levels with 171 lots, a ground floor, mezzanine, and 11 typical floors for rental and ownership purposes as upscale corporate administrative offices equipped with the latest technologies.

It has one of the most elegantly designed business lobbies, providing an array of quality service.

Occupying a 3,342-sq-m site in proximity to all the city’s vibrant spots, the CMC tower is also connected to the main city roads, heading north to intersect with three streets that are renowned for their recreational centres, shopping malls, and lively activities.

The centre, which will be highly distinctive thanks to an advertisement screen across its façade, is located close to King Abdullah Financial District (KAFD), and the new development project, The Avenue. It can be easily accessed through Prince Salman Road and is only 10 minutes away from King Khalid International Airport.

The project by the Cayan Group  has been designed by CC Group. It is also recipient of the Office Development Award 2015-2016.

Besides, Samaya and CMC, Cayan Group has also developed the recently completed Layaly compound project in Saudi Arabia. Layaly is a full-service residential compound located in the Jasmine neighbourhood of Riyadh. The highly secured gated villa community, which has been designed to suit the needs of contemporary living, consists of 60 villas divided into three different styles. All units overlook landscaped gardens, and the compound boasts of facilities such as a swimming pool, gymnasium, and a kid’s play area.
