Sobha unveils luxury villas at Dubai development

Sobha Group, the leading luxury real estate developer, has opened to the public two luxury show villas at its eight million-sq-ft Sobha Hartland project in Dubai, UAE.

Sobha Hartland Estates, an exquisite freehold community, will entail a range of ultra-contemporary villas that are available in various floor plans. The L-shaped villas, which offer privacy and feature a courtyard, backyard and designated swimming pool, come in four-, five- and six-bedroom units.

The four-bedroom villas are an average of 6,511 sq ft in size, five-bedroom villas around an average of 8,874 sq ft in size and six-bedroom villas span an average of 18,475 sq ft.

The ultra-contemporary villas will be on offer to prospective buyers at the mixed-used waterfront development in Mohammed Bin Rashid Al Maktoum City.

At Sobha Hartland, residents will have access to two international schools – one currently in operation – nurseries, malls, cafes, tennis courts, yoga centre, swimming pool, clubhouses and spa’s, mosques and healthcare facilities,
he added.

Residents will also enjoy access to various attractions across Dubai within a 3-km radius such as the tallest tower in the world, the largest mall in Dubai, Meydan Racecourse, Dubai International Financial Centre, and Ras Al Khor Wildlife sanctuary.

They will also have easy access to the Dubai Canal and Metro, both of which will envelope Hartland’s low density environment, according to Sobha Group.

 

MBLM launches branding for One Central

MBLM, the brand intimacy agency focused on strategy, design, creative and technology, has launched a comprehensive real estate branding programme for a mixed-use, multibillion-dollar project in the UAE.

The Dh8-billion ($2.17 billion) One Central, coming up in Dubai’s central business district, is the latest real estate development from Dubai World Trade Centre (DWTC), says the agency.

The 540,000-sq-m masterplan encompasses commercial, residential, hospitality and entertainment components, and will complement the surrounding offerings of Dubai International Convention and Exhibition Centre, Emirates Towers and Dubai International Financial Centre, it adds.

“Given the competitive environment and the prized location, it was important that we created a One Central brand that would define a clear value proposition and make it hold its own against some of the most iconic developments in Dubai. MBLM was a strategic partner in helping us achieve this vision,” says Marc Haslam, the vice president of Marketing Communications, DWTC.

MBLM has created a differentiated real estate branding programme, from crafting the brand essence and strategic foundation to comprehensive visual narrative for One Central.

“Creating a differentiated brand essence, crafting its story and shaping the experience for the launch of One Central allowed us to leverage our extensive real estate branding expertise and more importantly help DWTC manifest its vision for this exciting development,” remarks Jae Hwang, partner at MBLM.

The programme further extended to the implementation of the brand experience, inclusive of a responsive website (onecentral.ae) and an interactive and multi-media masterplan installation that showcased the key proposition through the incorporation of videos, 3D visualisation and project details, he adds.

Sharjah awards residential community contract

Sharjah Holding, a strategic partnership between the government of Sharjah and Majid Al Futtaim Properties, has awarded the first stage of the construction contract for the new Al Narjis neighbourhood in Al Zahia, the first residential gated community in Sharjah, to Al Qabdah Building Contracting.

Located between Sheikh Mohammed bin Zayed Road and University City Road, Al Zahia is in close proximity to major landmarks in Sharjah including Sharjah University City, Sharjah International Airport and Sharjah Airport International Free Zone. It also offers links to the major roads to Dubai and the Northern Emirates. The development will take place in several stages, eventually becoming home to approximately 12,000 residents.

Al Zahia boasts a variety of three- and four-bedroom townhouses, and five-bedroom villas besides a new neighbourhood park, which will include adventure play equipment for children of all ages, fitness stations and multi-functional open spaces. All homes will benefit from close proximity to the community hub, comprising convenience retail and public facilities. Work on Al Narjis neighbourhood was scheduled to start last month (May) with completion expected in 2022.

The project – the second neighbourhood in Al Zahia – will occupy 1 million sq m, the equivalent of 140 football pitches.
