Marassi Al Bahrain ... mega luxury development.

The Marassi Residences at Bahrain’s prestigious masterplanned city Diyar Al Muharraq is set to get off the ground following the award of the main construction contract to Nass Contracting, a subsidiary of Nass Corporation.

The project is part of the $1.2-billion first phase of Marassi Al Bahrain, a mixed-use waterfront project that will cover an area of 875,000 sq m on the eastern shores of Diyar Al Muharraq. 

The mega luxury development is being developed by Eagle Hills Diyar, a joint venture between Abu Dhabi-based developer Eagle Hills and Diyar Al Muharraq.

Marassi Residences will consist of two 11-storey residential towers offering a total of 281 luxurious one-, two- and three-bedroom apartments, with contemporary high-quality finishes, individual balconies and built-in kitchens. Other exclusive amenities include a gym, children and adults’ swimming pools, children’s play areas, and dedicated parking.

Bahrain-based Nass Contracting with a 53-year history has undertaken many large-scale construction projects in the country and across the GCC region with on-time completion to the highest standards.

Piling works on Marassi Residences has been completed and, with the launch of the main construction works, the project is expected to be completed by Q3 2018.

Marassi Residences is connected to a major lifestyle shopping destination, Marassi Galleria, and overlooks one of Bahrain’s most spectacular seafronts with 2 km of white sandy beach. It offers a sought-after residential address and enjoys easy access to all main highways and road networks of Bahrain.

Marassi Galleria, designed by London-based Grimshaw Architect, is also being developed under the first phase of Marassi Al Bahrain. It aims to attract the world’s leading brands – many for the first time in Bahrain – to offer a comprehensive mix of high street fashion and designer brands and boutiques, as well as provide an extensive range of entertainment and dining options with views overlooking the sea and lush green gardens.

Expected to be completed by 2019, the shopping precinct will spread over a gross floor area (GFA) of 178,000 sq m, with a leasable area (GLA) of approximately 120,000 sq m. It will host five interconnected lifestyle urban districts, each with a theme tailored to a specific customer demographic.

The entire Marassi Al Bahrain masterplan, projected to cost $3 billion, includes 4,500 luxury apartments, and 300 branded apartments, which will be within two adjoining hospitality developments – The Address Marassi Al Bahrain hotel which will feature 110 rooms, including 17 suites; and the 160-room Vida Marassi Al Bahrain hotel, which will be directly linked to the shopping complex.

Masterplanned by Aecom, the mixed-use development will on completion in five phases be home to 22,000 residents with a total of 3,500 residences and offer a total retail space of 250,000 sq m.
