A haven for the family

Residents can get a view of both the gardens and the street.

A mega 12-building complex featuring penthouse apartments with unique private rooftop gardens is set for handover soon on a 26,000-sq-m site in Jeddah’s Salamah District 2.

Located in the heart of the city, Gardenia Residence offers close proximity to Al Madinah Road, Jeddah International Airport, Tahliya Street, as well as Heraa and Quraish streets providing its residents easy access to its surroundings. The project links old Jeddah all the way to the city of Madinah.

The site comprises three plots each with four buildings sitting on a common podium.  Each of the building has 31 apartments, offering a total of 372 units, with a gross floor area of 79,000 sq m, a spokesman for project developer Sedco Development, tells Gulf Construction.

TYA & Associates is the architect of the project.

A highlight of the design is the podium with landscaped garden areas and children’s play areas, offering residents above views to both the gardens and the street, he says.

“The structure of the ground floor parking area is distinct as it provides a podium of gardens only accessible to residents and is totally secure and private, ensuring the utmost safety and lifestyle facilities,” he says.

The Sedco spokesman says the project’s architectural, engineering and operational aspects have been designed based on the demands of the market and were carried out following thorough research and a market assessment study.

“From an architectural point of view,” he says, “the design of the external scape of the project is unique and youth friendly, and the colour contrast in the internal layer is reflected in all apartments. Each floor is split in half and the elevators are back to back, thus allowing each elevator unit to serve each half of the floor. This is to divide the traffic load on the elevators, granting more privacy and reducing the number of doors and traffic in each corridor.”

The buildings are arranged so as to facilitate cross ventilation and their different orientations allow a choice of views over the street and the greenery areas. Also, within each apartment, the majority of the rooms have a cross-flow ventilation system, which allows the air to penetrate naturally from opposite ends without requiring any air-conditioning facility.

Outdoors, each garden has a specific theme relating to different cultures. Both the garden and parking areas are shaded.

The property offers more than 6,000 sq m of designed outdoor space, 24/7 security, 500 m of walking tracks, and 66,000 sq m of net saleable area. Its parking lot can accommodate 542 vehicles.

Speaking of the parking area at Gardenia Residence, the spokesman says the project also aimed to provide ample car-parking slots, exceeding municipal requirements and also incorporating driver’s rest rooms to reduce traffic in the surrounding area.
