Kleindienst Group, the UAE’s largest European property developer, says it has sold all the major units within Phase One of its The Heart of Europe development including the Sweden, Germany and St Petersburg islands as well as more than 80 Floating Seahorse villas.

Announcing another record sales quarter of over Dh345 million ($93.9 million) for its freehold second homes, the first in Dubai, Kleindienst Group says this represents a 69 per cent year-on-year increase from Q1 2018.

The Heart of Europe is pioneering the second home market and an innovative, world-class tourist destination on six coral-rich islands in The World, sustainably bringing the best of European culture to Dubai, states the developer.

With work in full swing backed by over 2,000-strong workforce at the islands project site, Kleindienst will hand over Phase One this year.

Kleindienst is the first developer to use its experience from a mature European market to pioneer the second home concept in Dubai and the region. It is creating a new destination for vacationers and staycationers alike, offering new experiences such as diving amongst coral reefs in a Maldivian-style island setting just 20 minutes from shore and climate-controlled streets for an ambient temperature outside all year round.

The concept of a second home is a property located outside a major city that requires the owner to drive or sail to for a weekend or staycation. This is not a permanent residence and can be used solely by the owner or as an additional income stream through rental to holidaymakers with a yield from eight to 10 per cent.

 

RAK developer opens new waterfront expo centre

Ras Al Khaimah-based Al Hamra Real Estate Development has opened its new exhibition and conference centre that boasts 500 sq m of private sandy beach, expansive landscaped gardens and an external deck.

Al Hamra worked with IFigure (interior fit-out, interior mechanical, electrical and plumbing – MEP), Al Hamra Construction (foundation and infrastructure), Elecktro RAK (MEP) and EMA Road (road and parking) on the project, says the Emirati developer.

Al Hamra International Exhibition and Conference Centre boasts a total area of 4,500 sq m with a vast main hall set over an area of 2,700 sq m, suited for hosting large-scale events. A total of 2,500 to 3,000 people can be accommodated in the hall, which can also be effortlessly divided into separate halls for a range of events.

Designed and executed fully by Al Hamra, the Al Hamra International Exhibition and Conference Centre followed prefabricated construction to fast-track the completion, with only 120,000-manhours used.

A central urban plaza of 6,450 sq m – that can host all kinds of events – adds to the convenience and flexibility for exhibiting agencies.

An external deck spanning an area of 1,050 sq m is another attraction that helps host events along the sandy beach.

Among the unique features of the Al Hamra International Exhibition and Conference Centre is its waterfront location offering 500 sq m of private sandy beach.

With over 60,500 sq m of landscaped gardens, the centre offers a serene, picturesque environment for events, the developer states.

Ras Al Khaimah-based MR Properties has broken ground on two new hotels – the world’s largest Hampton by Hilton brand hotel and the all-new Conrad Marjan Island Resort – on Al Marjan Island, the flagship of Marjan, a master developer of freehold properties in the northern emirate.

These two launches come close on the heels of the opening of the Double Tree by Hilton Resort & Spa Marjan Island. Together, the three hotels will add about 1,350 luxury rooms and suites.

The Hampton by Hilton on Al Marjan Island hotel has a central location in Al Marjan Island. The four-star affordable and contemporary resort provides exclusive access for guests to a 450-m-long beach. It will have 505 interconnecting rooms and five food and beverage (F&B) outlets. It will also have a fitness centre specially designed for the hotel as well as indoor and outdoor safe play areas for children.

Conrad Marjan Island Resort is a luxury property located on the pristine beach of Al Marjan Island. It will offer 120-guest rooms including beach and water villas. it will provide world-class facilities such as a fitness centre, salon, spa, an outdoor pool and a kids club, and a range of dining options including two signature restaurants, a pool bar and beach bar.
