Abu Dhabi’s burgeoning luxury residential sector witnessed the launch of two significant hotel-branded projects last month, underscoring the capital’s appeal for high-end living and investment.

Burtville Developments, in collaboration with Bab Al Qasr Hotel, unveiled its Bab Al Qasr Canal View Residence 22 in Al Raha Beach, while ALAIN, in partnership with Vida Hotels & Resorts, introduced Vida Residences Saadiyat Island, marking the Vida brand’s debut in Abu Dhabi.

The launches align with a robust performance in Abu Dhabi’s real estate market, which has seen strong growth in the first half of 2025 across luxury segments, driven by investor confidence and lifestyle-oriented developments. Abu Dhabi-based asset management company ALAIN has partnered with Emaar Hospitality Group’s Vida Hotels & Resorts to launch Vida Residences Saadiyat Island. Designed to reshape lifestyle-led real estate in the capital, this project introduces 121 contemporary, fully-furnished one-, two-, and three-bedroom residences on Saadiyat Island, Abu Dhabi’s cultural hub.

Burtville Developments’ Bab Al Qasr Canal View Residence 22, located along the tranquil canal waterfront at Al Raha Beach, comprises three architecturally-distinct residential towers. The project, which officially commenced construction last month, is slated for completion and handover by Q2 2029.

The development features 242 fully furnished units, including simplex apartments, duplexes, and sky villas, all designed to maximise natural light and offer open views of the canal, with some units boasting panoramic sea vistas.

Bab Al Qasr Canal View Residence 22 features elegant architecture and a prime location at the entrance of Al Raha Beach. The project offers residential units with panoramic canal views, with select units overlooking the sea, all within a serene and private setting. High-end finishes include a stylish lobby, parquet flooring, and marble details.

The spacious units feature superior finishes including built-in wardrobes, branded appliances and top-quality sanitary ware. Soft white and warm tones with natural wood accents create a calm and welcoming feel. Each unit features parquet flooring, marble touches, and open-plan layouts that balance style and function. 

Almost 60 per cent of the project area is dedicated to green spaces and family-friendly amenities. Among the various amenities are five swimming pools – three rooftop infinity pools and two ground-floor pools surrounded by landscaped greenery and seating areas – a health club, sauna, kids’ play areas, barbecue zone, and a rooftop garden.

In a move to enhance resident experience, the project offers optional hotel-style services such as housekeeping, valet parking, and in-residence dining, in line with its hotel-branded offering.
