Ras Al Khaima (RAK) is rapidly cementing its position as a premier global destination for real estate and investment, driven by a surge in high-value, design-led project launches. Official data from the RAK Statistics Centre underscores this momentum, reporting a remarkable 242 per cent rise in the value of freehold apartment sales between Q2 2017 and Q2 2025.

This market confidence is translating into billions of dirhams in new development, reshaping the emirate’s coastline and creating a new benchmark for luxury living.

 

MARJAN BEACH MASTERPLAN

Spearheading this transformation is master developer Marjan, which recently unveiled its new mixed-use masterplan, Marjan Beach. Spanning an impressive 85 million sq ft across a 3-km coastline, the development is positioned as the UAE’s most comprehensive mixed-use beach town destination.

Marjan Beach is designed to accelerate RAK Vision 2030, with a visionary scope that includes 12,000 hotel keys and 22,000 residential units, ultimately accommodating an anticipated population of 74,000 residents and a workforce of 32,000. The project is a vibrant destination blending eight uniquely positioned neighbourhoods to ensure a seamless fusion of “live, work, play and innovate”.

Overlooking the scenic waters of the Arabian Gulf and Al Marjan Island, the Beachfront Resorts area offers waterfront hospitality with a public beach, commercial streets and food outlets, while within walking distance from the beach, an upscale residential and commercial hub is framed by the largest park in the district with open green spaces connecting all neighbourhoods. With a civic centre that houses government offices and public services, and a space for innovation, Marjan Beach offers a unique mix of business, leisure and lifestyle. It includes next-generation logistics, retail outlets, upscale and mid-scale housing, and waterfront commercial spaces alongside recreational facilities. The project aims to be a vibrant community and a major tourism and employment hub, integrating sustainable infrastructure with a balanced urban and natural environment.

 

AL MARJAN ISLAND: HUB FOR BRANDED RESIDENCES

The man-made Al Marjan Island remains a primary focus for international developers, attracting global hospitality and design brands. Among the new launches announced for the island are:

Palazzo Tissoli: Tissoli, a real estate and investment collective, launched its flagship project, Palazzo Tissoli, valued at AED1.2 billion ($326.75 million). The signature development is designed and branded by the iconic Italian design house Pininfarina, marking its architectural debut in Ras Al Khaimah. It will house furnished studios, one-bedroom, and two-bedroom apartments, with studio residences starting from AED1.1 million.

Set amidst one of the UAE’s most beautiful natural reserves along Al Marjan Island’s most coveted stretch, Palazzo Tissoli draws inspiration from its extraordinary panorama, where dunes from the desert meet the mangrove wetlands on the coast, framed by the mountains. With 13 floors above the coastline, the project offers panoramic sea views and a living experience rooted in wellbeing. Palazzo Tissoli integrates green communal spaces, curated retail, and exclusive residences into a cohesive ecosystem. The lower levels host a rich collection of amenities – including a spa, yoga studio, children’s play area, and lagoon pools: all organised around a central courtyard lush with gardens. A running track wraps the building’s perimeter, where greenery thrives, and a small waterfall becomes a natural focal point.

Miraggio: High-end luxury real estate developer Source of Fate last month unveiled its AED2.6-billion waterfront residential project, Miraggio, on the central islet of Al Marjan Island. Strategically located next to the upcoming Wynn Al Marjan Island, the development features 810 units, including studios and one-. two- and three-bedroom apartments, designed with open-plan layouts, floor-to-ceiling windows, and sea-facing views. The development integrates energy-efficient smart technologies to combine comfort, style, and sustainable living.

W Residences Al Marjan Island: Dalands Holding, in collaboration with Marriott International and Marjan, have announced plans to set up W Residences Al Marjan Island. The residences will be co-located with the W Al Marjan Island hotel and are scheduled to open in Q4 2027, promising a fusion of vibrant hospitality and elevated residential living. It will feature a range of exquisitely designed luxury homes, offering sweeping views and direct access to a 130-m-long beachfront.

Mondrian Al Marjan Island Beach Residences: Developed by Elevate in partnership with global hospitality leader Ennismore, the residences will have interiors designed by award-winning London-based Bergman Design House. Known for exclusive private villa and beach house designs, Bergman marks its debut branded residence project in the region. The design combines sculptural forms, organic textures, and luminous colours to create spaces that balance avant-garde artistry with timeless comfort. The development boasts more than 60,000 sq ft of resident amenities, including an immersive lobby gallery with exhibitions by global and regional artists, and a Sky Lounge with panoramic views and sophisticated interiors for socialising. Wellness is a priority, with 17,000 sq ft of indoor-outdoor space featuring training zones, yoga and Pilates studios, treatment rooms, a padel tennis court, and recovery suites.

 

RAK CENTRAL

Major Developments has launched Colibri Views, a landmark residential tower designed to redefine lifestyle and innovation within RAK Central, the emirate’s emerging business and leisure district. Rising across two podium levels and 31 floors, the tower embodies RAK Central’s ‘Live-Work-Play’ vision. It offers fully-furnished residences with modular layouts, co-working lounges, open-air business decks, and over 30 lifestyle amenities including a Sky Observatory Deck with panoramic views of the Arabian Sea, Wynn Resort, Al Hamra Golf Course, and Al Marjan Island.  The project gained global attention by featuring the world’s first-ever rooftop football simulator, a performance-driven wellness experience designed in collaboration with global football legend Patrice Evra.

Early last month, Marjan, the master developer, announced the successful completion of all infrastructure works at RAK Central, a massive 8.37 million-sq-ft GFA mixed-use commercial district that has seen its plots completely sold out since its announcement in January 2024.

The masterplan for the ‘Work-Live-Play’ destination features three million sq ft of rentable, LEED Gold-certified Grade A office space, more than 4,000 residential apartments, four hotels with a capacity surpassing 1,000 keys, multiple parks and green spaces, various retail and entertainment facilities and several interconnected buildings with over 1,000 parking spaces for visitors.

The completed works include comprehensive wet and dry services (stormwater, sewerage, firefighting, irrigation, potable water, electrical networks), along with roads, cycle tracks, and landscaped green spaces.

This milestone officially opens the 3.1-million-sq-ft prime land to anchor developers and global investors to commence commercial, residential, retail, and hospitality projects.

Among other projects that have been flagged off is the RAK Central HQ Office Complex, work on which is set to commence following the appointment of leading construction group ALEC as the main contractor for the project. The headquarters project is set for completion in Q1 2027.
