DUBAI master developer Nakheel, a member of Dubai Holding Real Estate, has unveiled Bay Estate, a new gated waterfront community at Dubai Islands featuring 360 three- and four-bedroom homes, alongside a selection of beachfront and waterfront plots, within a coastal setting off Dubai’s Deira coastline.
The residential collection includes garden villas, attached villas and townhouses, offering a range of private island living options designed around the waterfront and surrounding landscape.
The island estate brings together contemporary homes, swimmable lagoons, beach access, curated amenities and pedestrian-first green spaces within a single secure waterfront setting.
Bay Estate comprises three distinct collections, each shaped by its relationship with water and landscape. Cala centres on secluded lagoon living; Verda is defined by lush green spaces and family-oriented residences; and Agora offers a more social, connected neighbourhood experience.
The wider masterplan spans 653,709 sq m, with 2.4 km of beachfront and 6.5 km of waterfront. Dedicated gated access and controlled entry points create a secure residential enclave, complemented by a beach club, clubhouse, marina facilities, retail and wellness spaces, sports courts, children’s play areas and landscaped pedestrian routes.
Across the estate, the residences are arranged within a human-scale plan that prioritises open space, walkability and access to water. At full completion, Bay Estate is planned to accommodate more than 12,000 residents.
In another development, Nakheel has signed up Mar Marine and Building Contracting to deliver marine and beach works on Island B at the Dubai Islands.
Scheduled for completion by Q4 2027, the works will add 320 m of beach frontage near Bay Villas and upgrade approximately 3 km of the island’s western shoreline.
The scope of work includes the construction of new breakwaters, removal of existing protective rock revetments and the formation of a new beach near Bay Villas, said a statement from Nakheel.
As per the deal, Mar Marine will also refurbish and carry out remedial works across several existing beach areas on the western side of Island B, bringing new and upgraded stretches of the coast together.
The beachfront works will support the delivery of Bay Villas, a 636-home community comprising villas and townhouses on Island B, it stated.
Last year in August, Nakheel had awarded an AED2.6 billion ($684 milllion) construction contract to Fibrex Contracting for the development, with the marine works now progressing the surrounding waterfront environment in parallel.
