Al Marjan: resort-led growth

Several hospitality and residential projects are taking shape at Al Marjan Island.

Al Marjan Island has emerged as the clear epicentre of Ras Al Khaimah’s development surge, spearheaded by the ambitious Wynn Al Marjan Island project. This cornerstone attraction is acting as a catalyst, pulling complementary investments, infrastructure, and international spotlight directly to the emirate.

The integrated resort is progressing toward its 2027 opening, with its signature tower having reached its full height of 299 m. Waterfront works have also advanced, with the completion of a 550-m white-sand beachfront, swimming lagoon and offshore engineered reef (see separate article).

Its developers, Wynn Resorts and Marjan, have also announced Janu Al Marjan Island, a second joint-venture project with Aman Group. The 132-room resort is slated to open in 2028.

The surrounding development pipeline is expanding rapidly. WOW Resorts appointed China Road and Bridge Corporation to build the JW Marriott Al Marjan Island Resort and JW Marriott Residences Al Marjan Island, with Edifice Middle East as local contractor. The project includes the GCC’s first JW Marriott-branded residential project.

Another hospitality project in the vicinity is Almal Real Estate’s $400-million Unexpected Al Marjan Island Hotel & Residences, managed by Palladium Hotel Group, which comprises 422 five-star hotel rooms and branded residential units on track for handover in 2027 (see separate article).

Also being developed at Al Marjan are the AED1.8-billion ($490 million) Mondrian Al Marjan Island Beach Residences, the AED2-billion Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, and Oystra.

Mondrian Al Marjan Island Beach Residences’ developer Elevate has recently awarded piling and foundation works for the project to Pinnacle Piling,  while Ardee Developments has broken ground on the Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, which includes 519 branded residences and townhouses, four sea villas and a 250-key hotel.

Richmind has started construction on Oystra, an 850-unit waterfront residential project designed by Zaha Hadid Architects. Construction remains on track for handover in 2029 (see separate article).

Beyond Developments has unveiled the AED25-billion Evermore, its first fully master-planned project, on Marjan Beach. The scheme includes residential, hospitality and retail components, 250,000 sq m of landscaped open space and 3.5 km of accessible beachfront (see also Hotels & Luxury Property feature).
