Construction on the $5.7-billion Wynn Al Marjan Island integrated resort in Ras Al Khaimah is advancing rapidly toward completion in 2027, backed by major milestones across site infrastructure, resort accommodations, and luxury residential developments.
The resort sits on a site that spans more than 60 hectares and will feature 1,217 rooms and 297 Enclave suites located on top of the 299-m tower, plus two Royal Apartments, four Garden Townhomes, and 10 Marina Estates.
Core structural work across the master development is entering its final stages with exterior façade installation, and interior fit-outs under way on the signature tower. Off-site, construction continues on the 548-m Wynn Bridge, an infrastructure link that will directly connect Al Marjan Island to the E311 and E611 highways to streamline access from Dubai and the wider Northern Emirates.

The developer’s latest reveal showcases designs for Wynn Marina, a 98-berth superyacht destination engineered to serve as a direct extension of the beachfront resort. Built around a landmark circular harbour, the marina will accommodate vessels up to 85 m in length, giving it greater capacity for large yachts than any other hotel-attached marina in the UAE.
Wynn Marina reimagines the traditional marina as a vibrant waterfront destination and a seamless gateway into the wider resort. Visible from surrounding accommodations, terraces, restaurants and promenades, it will create an ever-changing backdrop of yachts, waterfront activity and Arabian Gulf sunsets.
“Wynn Marina has been conceived as a direct extension of Wynn Al Marjan Island,” says Max Tappeiner, President of Wynn Al Marjan Island. “Guests will move effortlessly between life on the water and experiences throughout the resort, from dining and entertainment to accommodations and waterfront amenities. It is not simply a place to berth a yacht, but an integral part of the destination.”
Managed in partnership with Florida-based IGY Marinas, the hub features a central Capitainerie housing concierge support, captain services, and onboard check-in, directly connecting arriving guests to the resort’s surrounding Marina and Ocean Estates, promenade dining, and retail venues.

The Paris Apartment, an ultra-luxury penthouse on the resort tower.
In tandem with its maritime infrastructure, Wynn Al Marjan Island unveiled two ultra-luxury penthouse accommodations atop its 70-storey resort tower: the Mayfair Apartment and the Paris Apartment. Positioned within Enclave, the resort’s private hotel-within-a-hotel concept, each two-storey suite spans approximately 1,460 sq m across the uppermost floors, offering panoramic views of the Hajar Mountains and the Arabian Gulf.
Conceived by Todd-Avery Lenahan, President and Chief Creative Officer of Wynn Design & Development, in collaboration with London-based Anouska Hempel Design and Paris-based Pinto, the two signature residences feature seven bedrooms, multiple private entertainment areas, and dedicated spa facilities.
In addition, the developer introduced the Enclave Townhomes which range from 630 sq m for two-bedroom layouts to 1,110 sq m for four-bedroom layouts, spanning two levels. Evocative of the great aristocratic urban mansions found in Paris (hôtels particuliers), they are positioned at the very heart of the resort. They feature a landscaped garden, plunge pools, private hammam and tepidarium, wellness and media rooms, billiards salon, bar, contemporary kitchen, and expansive entertaining spaces.
Enclave features a private guarded entrance, dedicated elevators and three distinct accommodation types: the Royal Apartments, the Townhomes, and the Marina and Ocean Estates.
Wynn Resort will also include 22 restaurants, lounges, and bars and a beach club, as well as the region’s most opulent spa and beauty destination and a skylit shopping parterre. The resort will also feature Coral Court, a bespoke celebrations and events venue; a new theatre experience; 12 pools; a white-sand beach; and a deep-water marina designed to welcome superyachts from around the globe.
These reveals follow key waterfront and residential milestones completed earlier this summer. The resort has finalised its 550-m white-sand beachfront, sheltered swimming lagoon, and a network of offshore engineered reefs intended to foster local marine life.
Stretching more than 550 m along Ras Al Khaimah’s crystal-clear azure waters, the shoreline is one of the property’s defining features, bringing white sand, deep beaches and gentle breezes to Wynn’s first beachfront destination.
