In a bold move to redefine urban living in the Eastern Province, Refad Real Estate Investment and Development recently unveiled plans for Miraf District, a pioneering 200,000-sq-m mixed-use landmark strategically positioned along King Faisal Road with sweeping views over Al Khobar’s Corniche and downtown.
Launched as the first fully integrated destination in the Eastern Province blending premium residences, Grade A offices, vibrant retail and entertainment spaces, and a 240-key hotel, the project embodies Saudi Vision 2030’s drive for sustainable, human-centric communities that seamlessly merge work, leisure, and lifestyle in one walkable, coastal-inspired hub.

Designed by global architecture leader Gensler, Miraf District will be developed on a 42,000-sq-m site and will consist of four main components: MirafResidences, two residential towers offering 152 units and lifestyle facilities with direct access to a plaza; the Business Tower, an 18-storey office building with panoramic views and over 20,000 sq m of leasable space; The Plaza, a vibrant retail and entertainment hub featuring restaurants, cafés, clinics, and recreational spaces; and Hotel Indigo, managed by IHG Hotels and Resorts, providing 240 hotel units that blend local character with international standards.
Reflecting Refad’s vision of human-centered urban development, Miraf District places people at the core of its design, offering an integrated environment that meets daily needs, fosters community, and supports a balanced lifestyle. The project adds a distinctive and inspiring dimension to the Eastern Province’s urban landscape, aligning with the kingdom’s vision for sustainable growth and quality of life.

Miraf District brings together indoor and outdoor retail spaces connected by an inviting promenade. The development’s masterplan reflects Refad’s ambition to create a destination that celebrates modern Saudi lifestyle while fostering community and connection.
Elaborating on the design, Raj Patel, Architecture Design Director and Principal at Gensler, elaborates: “Rooted in the vision of the next evolution of mixed-use design in the Eastern Province, Gensler draws inspiration from Al Khobar’s heritage of trade, pearl diving, and family gatherings – transforming the site into a gateway to the sea.

“The development is designed to promote synergy between its components: retail, hospitality, and workplace fronting King Faisal Road for accessibility and visibility, while residential and wellness zones are oriented toward the waterfront for privacy and views. Flexible outdoor areas and public spaces encourage year-round social interaction, events, and well-being. The design celebrates Al Khobar’s coastal identity, with architecture and materials inspired by the dialogue between land and sea.”
Sustainability is also embedded into the project’s approach. The design integrates locally sourced materials and aligns with environmental and regulatory standards to ensure a responsible, long-term contribution to the region’s development.
Khalid Al-Mubarak, Chief Development Officer, states: “We have worked with global partners to ensure the project meets the highest standards in design, planning, and execution, reinforcing Al Khobar’s position as a leading destination for living, investment, and tourism.”
The project is being developed in partnership with several leading global firms. Gensler is the lead consultant, providing comprehensive expertise across architecture, interior design, landscape, signage and wayfinding with its scope extending from concept design through to construction documentation. JLL, with over 200 years of experience in real estate and advisory services, is overseeing leasing strategies to ensure optimal tenant mix and market value. Colliers is providing financial and analytical consultancy through feasibility studies that support the project’s long-term sustainability.
