AIDA, Dar Global’s luxurious gated community perched atop cliffs overlooking the Gulf of Oman in Muscat, is advancing through its initial phase, with significant developments in infrastructure, residential construction, and financing.

The prestigious real estate development project is a joint venture between Dar Global, a London-listed luxury real estate developer, and Omran Group, Oman’s leading entity for tourism development. The mixed-use project spans 3.5 million sq m, offering a blend of premium residences with panoramic views, world-class hospitality, and superior leisure amenities.

Among its signature attractions is the $500-million Trump International Oman, featuring a 140-key luxury resort and an 18-hole championship golf course designed to global standards.

Additionally, the master-planned community includes the $100 million Marriott Residences. To be managed by Marriott International, the Marriott Residences Aida, Oman, will comprise a collection of 224 units offering a choice of one-, two-, and three-bedroom residences strategically positioned along the shoreline, providing sweeping vistas of the ocean and majestic cliffs.

Early last month Dar Global awarded the latest in a series of contracts awarded over the past year for construction work on AIDA: the deal was for the main works on The Great Escape (TGE) Apartments and the AIDA Phase One Villas, which were assigned to Al Adrak Trading and  Contracting, a leading Omani construction firm with deep expertise in high-end developments.

This award marks a pivotal step in the delivery of The Great Escape, a unique residential concept set atop the breathtaking cliffs of Muscat. Designed for those seeking both serenity and sophistication, the TGE Apartments and AIDA Phase One Villas form the heart of Phase One, offering uninterrupted views of the sea, direct access to the golf course, and proximity to the planned hotel and wellness centre.

Construction is set to commence immediately, with handover of the TGE Apartments and Villas targeted for Q4 2026.

The $100-million Marriott Residences will offer 224 homes.

During mid-2024, Dar Global appointed contractors for the construction of infrastructure and villas. Under a contract valued at RO9.3 million ($24 million), Oman Shapoorji Company is responsible for the design and construction of essential infrastructure in Phase One of AIDA. This includes roads, water and electricity networks, utility installations, drainage, and sewage systems, as well as the development of the surrounding road network within AIDA.

The main works construction contract for Phase One villas, valued at RO14.2 million, was awarded to Towell Construction and Co. This contract encompasses the construction of townhouses and villas, ensuring meticulous attention to detail and adherence to optimal quality standards.

 In February 2025, Dar Global secured financing from the National Bank of Oman (NBO) to support the development of AIDA. This funding marks a significant milestone, reinforcing AIDA’s position as a landmark destination that will redefine luxury living in Oman.

The Trump International Oman is scheduled to open in December 2028.

The first phase of the project is set for completion by 2027, involving the design and construction of critical infrastructure.

For golf enthusiasts, the spectacular championship golf course enhances the sporting experience with its blend of rough and fair terrain, slopes, ratios, tracks, and intervals.

Designed to complement the golfing lifestyle, the resort features a training academy and a members-only club with exclusive amenities, perfect for networking and social events. The Cliff Hanging Night Club in Aida, a first in the Middle East, provides a unique setting for bespoke events and memorable celebrations. Additional amenities include various F&B outlets, banquet and meeting facilities, and an expansive spa.
