Work in progress at the Dubai World Central.

Dubai World Central (DWC) Residential City, a 7.16 million sq m component being built in Jebel Ali, will offer prime, low-cost, freehold real estate plots to developers and investors when its Phase 1 commences in October.

In accordance with master plan guidelines, the development will see land earmarked for construction of extensive low-cost housing.
“In Residential City, we will be offering a minimum of 25 hectares in Phase 1 for developers and investors to build on and have 100 per cent ownership of their own land,” said Khalid bin Harib, real estate director, DWC.
“The low-cost housing amounts to 14 per cent of Residential City’s total area, or 245,000 sq m of land area. Low-cost projects will be limited to seven storeys, which will equate to a built-up area of over 1 million sq m, or low-cost accommodation for 36,000 people, all in line with Dubai Municipality regulatory standards,” he continued.
“Commercial plots will have a height restriction of four storeys and we anticipate huge interest as investors compete to establish civic amenities such as shopping complexes, schools, hospitals and recreational facilities which will ensure the Residential City community thrives.”
Over 250 freehold land plots will be sold on the open market when Phase 1 launches with the opportunity available for investors to purchase zones that must consist of a minimum of 40 plots.
Meanwhile, work on the first runway of the Dubai World Central International Airport (JXB) is on target for completion in the last quarter of 2007.
“Progress is right on schedule on the 4.5 km CAT III runway, which will be capable of handling the new generation Airbus A380 aircraft,” said Sheikh Ahmed bin Saeed Al Maktoum, chairman of Dubai Aviation Corporation – Dubai World Central, Government of Dubai.
The $8.1 billion airport will have a capacity to handle 120 million passengers and 12 million tonnes of cargo annually upon completion.
